    Pricing advice from local comparables, listing photos and online ads, showings, and lease signing. Your listing appears on the major rental sites.

  • Tenant screening

    Online applications with credit, background, eviction history, income and landlord verification, applied consistently and in line with fair housing law.

  • Rent collection

    Residents pay online through our custom portal, with autopay available. Late fees and follow-up are handled for you under the terms of the lease.

  • Maintenance and repairs

    Residents submit requests in the portal. We dispatch qualified local vendors and get your approval on larger repairs.

  • Move-ins, move-outs and inspections

    Documented condition reports, security deposit handling and unit turnovers to get the property rented again.

  • Lease enforcement

    Notices, renewals and lease violations handled by the book, and coordination with legal counsel when a matter has to go to court.

What does KMD charge to manage a rental?
Fees depend on the type of property, the number of units and the services you need. Contact us and we'll send a written quote with every fee spelled out.
How do I see what's happening with my property?
Every owner gets a login to our custom portal. Statements, reports, documents and maintenance updates are there whenever you want them.
Can you take over a property that already has tenants?
Yes. We review the existing leases and deposits, introduce ourselves to the residents, and set them up to pay and request maintenance through the portal.
Who approves repairs?
Routine repairs are handled right away so small problems don't become big ones. Larger, non-urgent work comes to you for approval first. We'll agree on the dollar limit together.
What types of rental properties do you manage?
Single-family homes, rowhomes and townhomes, condominium units, and small and mid-size multifamily buildings across Baltimore City, Baltimore County and central Maryland.
